         When moving to Kingston I will:

• Contact you by phone or email to ascertain what you need and what you want in your new home.

• Courier you a relocation package with information on real estate, city maps, schools, recreation facilities, public transit and any other information you require to familiarize yourself with Kingston.
   
• Assist you with hotel and car rental selection for your house hunting trip (HHT) if requested.
   
• Work only with you during your HHT so you receive the attention you need to find your new home.
   
• Assist you with selection of a DND approved lawyer and home inspector.
   
• We know that house hunting trips are short and require quick decisions. We have helped hundreds of families make these moves and are organized to make the process an easy one for you.
  
  When moving out of Kingston I will:

• Contact a reputable REALTOR® in your destination city who will provide you with the services outlined above for members moving to Kingston. In many areas I personally know the REALTOR® and have worked with them in the past.
   
• Provide you with a completed market analysis of your current home's value.
   
• List your home on the MLS system of the Kingston Real Estate Board.
   
• Assist you if requested in selection of a lawyer to complete the transaction.
   
• Negotiate an Agreement of Purchase and Sale.
   
• Forward all necessary paperwork to your lawyer.
   
• Keep in close contact with you during the selling process, closing date and thereafter.
   
• Maintain contact with you through our regular newsletters.
  
  Note: Anselmo de Almeida and service providers recommended by Anselmo (eg. Lawyers, Home Inspectors) are approved suppliers to the DND and RCMP IRP program and are in compliance with the DNDIRP and RCMPIRP.
  
  Contact me to receive a complete information/relocation package sent to you by courier within 24 hours of your request. The package will include a map of Kingston and area, information on schools, public transit, recreation facilities and information on Kingston in general.

What will usually happen on the HHT is that you will arrive one day and start looking at houses the next. However if you land early enough in the day you could look at properties that day as well. What I do is setup showings to see properties the first day. We will spend at least 3-4 hours to the entire day looking at potential properties. You can usually view up to 10 or more properties in a day. If no property is found the first day then we would go out the second day. This may be a long or short day. It really depends on availability of properties that suit your criteria. Hopefully at the end of the second day a short list is created and if time allows we will view the short list on day two. If a property is decided on, an offer is prepared. We will usually hear back on that offer the same day or the next morning at the latest. Hopefully an agreement will be reached. Appointments for Home Inspections are setup for the next day if possible. You will contact your lender and your insurance company as soon as your offer is accepted because you will have limited time to get these approved. The whole buying process should be completed by the end of Day 4 at the latest so that if something goes wrong such as a bad inspection then you have time to move onto your second choice.
